Legal Services

Legal representation is required when buying property in New Zealand. We understand that many overseas buyers will not have access to a lawyer in New Zealand. This is an area that we will help with. Our lawyers will review and prepare the agreement of sale and purchase prior to signing, along with all the other legal documentation associated with the purchase. One of the most critical parts of transferring ownership of property is conveyancing. This process includes such things as checking land boundaries, ownership, zoning, sewage and that all renovations or extensions have council building approval.


Finance

Both the mortgage market and the property market in New Zealand are very mature. Financial institutions regard New Zealand property as such a sound source of collateral, they're generally willing to loan up to 80% of the purchase price for overseas residents. If purchasing off plan you may be able to achieve a greater LVR (Loan to Value Ratio) than this as your purchase price may be considerably lower than the property value at completion date. New Zealand mortgages are very secure in that all parties involved in the property transaction have their interests protected.

We at Premark are able to recommend a New Zealand broker who will help you find the mortgage that suits your personal situation and requirements. Your location of residency and financial status will effect how much you can borrow, as does the rental potential of your property. We stress the importance of securing a mortgage that is structured in a way that is tailored to your circumstances. If residing overseas, we will recommend a broker who has experience with overseas buyers.


Project management

In most cases the build process will be managed by the developer and be included in the final price. In these cases you will be purchasing the completed property as stipulated in your contract. However If you purchase a lifestyle section 'off the plans' without a build component (improvement) then you may wish to call upon a project manager to oversee the build process. We are able to research and recommend reputable project management companies for you.


Property management

It can be a daunting task for an overseas investor to deal with the day-to-day management issues of an investment property. Property managers perform a number of services including promoting and advertising your property, finding approving and monitoring tenants, submitting bond application forms, writing up lease agreements, identifying and rectifying repair and maintenance issues as well as supplying written reports detailing your cash-flow position. There are several large reputable property management companies throughout New Zealand, depending on your location we can recommend one for you.


Insurance

Insurance is highly recommended for your investment property, mortgages are usually only issued after dwelling insurance has been arranged. Other forms of property insurance include contents, chattels, building and landlords insurance. We are able to recommend an insurance broker who will organise this for you.
